The chords...
I was sort of semi-improvising it, so sorry if they're a bit haphazard. The verse is pretty simple though I think.
C, G, F, C
Am, F, Gsus, G
C, G, F G, Am (with 9th if you like - add a B natural)
F, C/E (C with E in the bass), Dm G, C
The middle section modulates to the subdominant (F major). So the chords are:
Bflat/C, then C/F to F
Bflat/C, C, D major (now we've modulated again)
Gmin9 (add an A natural), then A/D to D
Gmin9, Asus (add as many extras as you want - D natural, G natural, B natural etc, but most importantly leave the Csharp out of it until the last minute)
Then we're ready for the big final section:
D, D/Csharp, Bmin, Bmin/A,
G, D/Fsharp, Emin, A
Bmin9, Bmin/A, Emaj/Gsharp, Emaj
Asus, Asus, A, G/A A
D, D/Csharp, Bmin, Bmin/A,
G, D/Fsharp, Fsharp diminished (built of Fsharp, A, C, and Dsharp)
Emin, A A/G, D/Fsharp Fsharp min7, Bmaj,
Emin, Gmin/E, D A/Csharp, Bsus Bmaj
